How our pricing works
Cleaning prices vary, for honest reasons. Two homes with the same number of bedrooms can sit $50 apart once we look at how they’re used and what they need. Here are the four factors that move the number:
- Home size. Bedrooms and bathrooms first, rough square footage second. More fixtures and more floor mean more time.
- Frequency. Recurring schedules (bi-weekly or more often) get 10% off Standard from the second visit onward. The home stays consistently easier to clean.
- Condition. How lived-in the home is and how long it’s been since the last thorough clean. A first clean usually takes longer than the ones that follow.
- Service type. Standard, Deep, Move-in/out, or Post-construction. Each has a different scope, and the deeper services take more time and gear.

Deep cleans, move-in/out, and post-construction are quoted per home. These run higher.

When we send you a confirmed price after seeing the details of your home, that’s what you pay. Even if it turns out the kitchen takes longer than we expected. The price you see is the price we honor.
If something genuinely changes the scope, like you discovered an extra room you forgot to mention, or the post-construction dust turns out to be twice what you described, we’ll stop and ask before we do the extra work. You’ll never get a surprise on the invoice.
